Should you wish to reserve a property, subject to references and the Landlord's approval, you must pay an advance holding payment to Easylet - in accordance with the terms and conditions on our advance holding payment form.
We recommend a Tenant should research the property and the local area before making a decision to let a property in case information comes to light that affects your decision to choose that property. Google Maps, local planning applications, local news articles/folklore etc.
Each adult tenant must complete an application form for referencing purposes. Personal identification, proof of residency and bank statements are required. A guarantor may be necessary to satisfy the referencing agency so that the Landlord qualifies for rent and legal protection guarantee or insurance for the tenancy. Full terms are explained in our advance holding payment form.
As an agency Easylet accept tenants in receipt of housing benefit however, not all Landlords may accept your personal situation as it is entirely the landlords decision.
Upon commencement of the minimum six months assured shorthold tenancy agreement - we require the first months advance rent plus the property deposit to be paid in cleared funds prior to the signing of the contracts. A full financial breakdown is provided when you pay the advance holding payment. If any alterations need to be made to the financial requirements during the referencing procedure these are fully explained and confirmed in writing, prior to the commencement of the tenancy.
Once you are a managed Tenant with Easylet you will be able to report any repair issues or queries to our office - Monday to Friday 9 am - 5.30 pm and Saturday 9 am - 1 pm. You will also be provided with contact details for each member of the Easylet staff, so that you are fully aware who to talk to regarding any queries you may have during your tenancy.
